Another week and another look at architecture.\u00a0 This time its Goldsmith Street in Norwich.\u00a0 Last time I had a quick look at refurbishment.\u00a0 Refurbishment is clearly more eco friendly with the rider that it maybe very difficult to get to very high levels of energy efficiency.\u00a0 There is no such excuse for new build, except there is.\u00a0 The UK government cut the\u00a0mandatory need for very highly efficient housing in England and there seems to be no particular laws in Scotland either.\u00a0 So its impressive that Norwich council when they decided they had to build new council housing after many years of not doing so designed\u00a0 Goldsmith Street to passive house<\/a> standard.\u00a0 But it goes beyond that with some very thoughtful design.\u00a0 For starters the bins are hidden.\u00a0 A nice touch.<\/p>\n

Passive houses at least in this country have a reputation for being clunky looking.\u00a0 Although personally I think they look OK.\u00a0 They are usually on their own as solo ‘Grand Design’ projects.\u00a0 This project is bigger.\u00a0 There are three rows that back onto each other.\u00a0 Space needed thinking about.\u00a0 The architects packed them in tighter than they would normally do (14m apart).\u00a0 There were two issues that immediately arose.\u00a0 The first is privacy.\u00a0 This was sorted by designing the placement of windows to minimise overlooking.\u00a0 The second which is very important to passive design is the capture of natural light for solar gain.\u00a0 The architects cleverly angled the roofs so that the terraces to the north or not blocked by the ones to the south in winter.\u00a0 I know how much difference solar gain makes.\u00a0 There is another advantage to this from the design point of view.\u00a0 It gives some variety to the housing.<\/p>\n

The houses were clearly demanding for the builders to construct.\u00a0 The passive design calls for very level of air tightness.\u00a0 But this attention to detail has paid off.\u00a0 They look OK and the bills will be no more than \u00a3150.\u00a0 The only question is why all houses are not being built to this standard.<\/p>\n
